The Importance of Home Staging
/So Home staging… let’s paint a little picture.
I’d like to ask you to close your eyes but you will need them. LOL.
It’s 9 am on a Saturday Morning you wake up your spouse is still asleep and your kids if you have any decided for the first time ever that they are going to sleep in as well.
You step out of your bed, put on your cousy sleepers pull your robe off the hook wrap yourself up and head downstairs for a freshly brewed coffee. Walking down the steps you see the pictures you have added to the picture wall. Smile and remember that time during an unforgettable getaway with the family.
You start smelling the coffee finishing to brew and the aroma doesn’t help with the anticipation of the first sip. The coffee machine beeps, the coffee is ready, you take that first sip and… ahhhhhh.
Getting emotions involved in the sale when you home stage is a good thing:
Do you feel that feeling? Heck just writing this I want a coffee and I don’t really drink that much coffee.
The point is. You need to give your potential buyer that feeling. The feeling of home. The feeling of ” I actually see this as my home”.
So what’s the solution? If you haven’t guessed it already, it’s home staging.
Unless you are a designer yourself, your home, if staged at all, is staged for you, but you aren’t the buyer. Or your property is half empty which makes the potential buyer need to use brain power to visulaize what they want to do. Take it from us. They don’t, they can’t unless they are interior designers themselves in which case they might offer their services to fix the place up.
The advantages of home staging services is you automatically get the client thinking one step closer to the sell. Instead of trying to figure out what to do with your property and you also add that extra emotion factor which, if you remember the coffee moment is crucially important to sell.
The numbers for home staging are great!
So… maybe emotion doesn’t move you as much and my scenario didn’t really help you? How about this:
According to the National Association of Realtors, for every $100 invested in staging, the potential return is up to $400 . Compare that to the average sale price, which is a reduction of 10-20% from asking. That means, an average home with a $400,000 asking price will be reduced by $40,000 to $80,000. When adding home staging those number drop drastically.
Staging can save you from a costly price reduction, a staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less. That is statistically 87% faster than non-staged homes.
The verdict is in home staging is crucial
Unless you want to wait longer and get paid less for your home or property, don’t do home staging. Hope to God or however you believe in, that someone that has an imagination finds your home and falls in love and puts in an offer that moment. Cause if they do see another house that does have home staging statistics are against you.
So we have established that homes staging helps you sell faster and for more profit but what if you don’t have that cash on hand?
